Western Division

2018 has begun with a flurry of activity for the Western Division – with new site acquisitions, planning submissions and site disposals for the team. In particular, we are pleased to confirm the successful sale of our Marston Lane, Stafford site to national housebuilder, Miller Homes (East Midlands Division).

This site, which has outline planning consent for up to 100 dwellings, includes a mix of 2-5 bedroom market and affordable homes and is a key phase of the ‘Stafford North’ strategic housing allocation in Stafford Borough’s recently adopted Local Plan. Under the approved plans, over a third of the site will be made up from retained hedgerows, tree lines, landscape buffers, a new village green, and other areas of open space.

Our new Regional Director, Martyn Grimes, led on the sale for Richborough – with this being his first sale in what is a very active and competitive region. Benjamin Massey, Operations Director, Miller Homes East Midlands, said: “This site is a key element in the North of Stafford Strategic Development Location and the work that Richborough Estates has put into securing the outline consent will enable us to get onto site quickly and deliver a range of attractive, high quality new homes. “We have a strong track record in the Midlands and we look forward to starting construction on this development in the summer with sales due to commence later in the year.”

In a similar ‘plan-led’ vein; following our successful promotion of land at Daly Avenue, Hampton Magna for release from the Green Belt and allocation for housing in the recently adopted Warwick District Local Plan – we have now submitted our outline planning application for up to 147 houses and significant areas of open space to the District Council. We expect a decision to be made on the application in the Spring and further details of our submission can be viewed via the District Council’s planning pages:

Next month I’ll be reporting on progress associated with a number of draft allocations.

All the best

Jonathan Bloor – Western Divisional Director
