Alanna Mahoney - Assistant Land and Planning Manager

Alanna graduated from the University of Manchester with an MSc in Planning with Real Estate achieving a 2:1 with Honours.

Since that time Alanna has pursued a career in the private sector working for a firm of private planning consultants where she was involved in a range of local and national planning matters (technical and policy) on behalf of the firm’s residential planning team.

Alanna is now involved in a number of key areas including a research role which generates new sites and opportunities for the business drawing on her academic knowledge and planning experience.

Whilst at university Alanna was a University Ambassador and her personal interest in choirs and plays reflects her outgoing persona.  Not to be messed with, Alanna is 7th kup Grade in Tae Kwon Do. Alanna is a keen skier and loves to travel, tasting gin from all corners of the world!


Briony Stenhouse - Assistant Land and Planning Manager

Briony graduated from Loughborough University with a BSc (Hons) in Geography in 2014 and immediately pursued a career in recruitment.  After a successful initial career in that industry, Briony secured a position with a specialist firm of chartered surveyors providing private clients and utilities with advice on development, asset management, infrastructure and energy.

Briony’s experience of planning and technical constraints is utilised across a number of key areas in the business including searching and identifying new opportunities for Richborough to promote.

When time permits, Briony enjoys playing hockey and horse riding.


Charlotte Lewis - Consultant Design Director

Charlotte is a chartered Architect and Urban Designer and joined Richborough Estates in 2017. With over 17  years’ experience in private practice, Charlotte specialises in residential design, regeneration and mixed-use masterplanning. Formerly Design Director at Pegasus Group, Charlotte has honed her career in architecture working with variety of residential clients including private landowners, strategic land promoters and housebuilders such as Bellway Homes, Taylor Wimpey, CALA Homes and Bovis Homes.

Charlotte has been responsible for a range of schemes across the UK delivering up to 1,000 dwellings and has proven track record of securing planning consents. Recent projects include sites in Ludlow, Tamworth, Great Bowden, Mickleover, Aylesbury and Dickens Heath.

In her spare time, Charlotte enjoys trips to the North Yorkshire coastline and is a keen gardener.

Ellie Cudmore - Team Administrator

Ellie is a key part of the Richborough team and has developed a career in business administration with additional experience and knowledge of Human Resources and Health & Safety.

Experience of the estate agency sector and various IT packages such as Sage Projects has helped Ellie to provide individual Richborough teams with the inputs needed to deliver a dynamic administrative function.

In her private time Ellie enjoys travelling and has recently taken up running with a keen interest to complete her first 10k.


Harry Jackson - Regional Manager (North)

Harry Joined Richborough Estates in November 2016. Harry has previous experience in the construction industry, working for a house builder as a project manager. Harry is soon to start a part-time RTPI and RICs accredited Master’s degree in Planning Built Environments from Birmingham City University. Harry is Land and Planning assistant for the Eastern Region, working alongside Steve to acquire and deliver projects’

 Outside of work life, Harry spends a lot of his time on the coast and also enjoys playing football and skiing.


Haydn Jones - Planning Director

Haydn is a Chartered Town Planner, joining Richborough Estates from planning consultants Pegasus in September 2016. Having worked in the private sector for his entire professional career, he has significant experience in both the residential and commercial planning sectors. He has represented a large number of national and regional housebuilders and developers including Crest Nicholson, Barratt DWH, Morris Homes, Taylor Wimpey, Bellway, Persimmon, Westerman Homes, Redrow and Wilson Bowden Developments.

He has a First Class Honours degree in Urban Planning and an Advanced Diploma in Environmental Planning (with Distinction). In his role at Richborough, Haydn is responsible for our West of England region including developing and delivering the region’s planning strategy, providing planning advice to our land managers and directors, and managing consultant teams across a range of different projects.

Away from work, Haydn is a music fan and can play the drums, he enjoys a spot of gardening, and is an armchair cyclist – keen watcher but not participant!


James Bradshaw - Divisional Director

James has over ten years’ experience working within the Housebuilding industry and joined Richborough Estates in February 2016. He commenced his career with Westbury Homes in 2004 as part of the Graduate Training Programme before moving on to work in various land acquisition roles within Taylor Wimpey.  Most recently James was Regional Strategic Land Director for Taylor Wimpey in the West Midlands responsible for managing a team to deliver a portfolio of approximately 10,000 plots.  James has worked on a variety of sites throughout his career from the acquisition of single owner development sites for immediate delivery, through to larger more complex multi landowner projects delivering in excess of 1000 residential units, employment space and associated infrastructure.  In terms of qualifications, he holds a Master’s Degree in Surveying from Reading University and was awarded a Top Student Award from the RICS (London and the South East) in 2008 for achievement as part of his studies.

James is a keen footballer and a passionate Stoke City supporter.  James is married as has two young children.


James Carpenter - Planning Director

/live/mainpages/james.jpgJames joined Richborough Estates in 2018 from his previous role as Chief Planner at Solihull MBC.  An award-winning Chartered Town Planner, James has significant planning and leadership experience, and is adept at negotiating sites in the strategic planning context through effective stakeholder and political engagement.

James has held a number of key positions with Local Planning Authorities and has also held planning and design roles in both the private, public and third sectors for the likes of Bidwells, Regeneration East Midlands and the Homes and Communities Agency.

James holds a number of roles with the Royal Town Planning Institute being an elected member of its General Assembly, the Vice Chair of its Membership and Ethics Committee.  He also sits on the Regional Committee of the West Midlands region.

In his spare time James enjoys rural family life with his wife and two young daughters.  When not pushing swings or applying plasters to bumped knees, James enjoys maintaining a Grade 2 Listed Building, following Birmingham City FC, and relaxing with a glass of single malt whisky.


Joe Jones - Land & Planning Manager

Joe graduated from Nottingham Trent University in 2015 with a degree in Planning and Development. Before joining Richborough Estates, he worked as a commercial estate agent and property manager in the East Midlands and as part of the development team at a housing association. He is currently studying part-time for a Masters in Planning & The Built Environment alongside his work at Richborough.

Outside of work he enjoys travelling, playing football and music festivals.



Jonathan Bloor - Divisional Director

Jonathan is a Chartered Town Planner with experience in both the private and public sector and is an dedicated follower of matters relating to the development and regeneration of land and communities.

He has worked on behalf of many national house builders whilst at specialist planning consultancy HOW Planning and has more recently been responsible for the promotion and management of Staffordshire County Council’s extensive land and property portfolio.

In his time as a planning consultant he worked on a wide range of residential, retail, leisure and mixed-use projects on behalf of nationally respected developers and retailers – including retailers Waitrose, Sainsbury’s and Ikea; and house builders Taylor Wimpey, David Wilson Homes and Bellway Homes.

Jonathan graduated from the University of Liverpool’s Department of Civic Design in 2010 with a 1st Class Honours degree in Town and Country Planning. During his academic studies he was awarded the Alexander Anderson and Margaret Bryce Smith awards for Academic Attainment and the Moss Madden Scholarship.

Outside of work Jonathan is a keen sportsman who enjoys middle-distance running, football and snowsports.


Karl Parkinson-Witte - Joint Managing Director

Karl founded Richborough Estates in 2003 and joined the business full-time in 2011 after being involved in other business interests. He enjoys working with landowners and helping to project manage the various promotions he’s involved with.

Hobbies and interests: Skiing, classic cars, track days, antiques, gardening and most of all French red wine!



Martyn Grimes - Regional Director (Midlands Region)

Martyn studied at Nottingham Trent University and graduated in 2011 with a BSc (Hons) Planning and Property Development.  Thereafter, he joined Birmingham City Council’s Housing and Regeneration team and was involved with a vast range of projects, looking at and identifying the problems and solutions for developments during their life cycle.  The role also exposed him to construction and project management, design work and build cost estimation.

Before joining Richborough Estates, Martyn undertook a demanding Land Director role at Bovis for five and a half years purchasing between 6 and 10 new sites with outline consents per year ranging between 800 and 1500 plots.

This role in particular allowed Martyn to hone his estimating skills in order to create accurate residual land valuations, develop salesmanship and project management skills.  Importantly, Martyn also gained knowledge of and experience across a wide range of technical disciplines which were required during the reserved matters application process ultimately leading to the actual delivery of new homes.

Martyn is now running Richborough’s largest region in terms of the number of projects and potential plots.  He oversees all disciplines from securing a planning and promotion agreement to disposing of consented land on the open market.

When not working, Martyn takes a keen interest in the gym and running and still competes competitively in football.  Who’d want to tackle him?!


Nick Banks - Regional Director (South East Region)

Nick has spent his entire career in land acquisitions and before joining Richborough Estates  Nick worked for London-based Ptarmigan Land where he was responsible for the acquisition and project management of a number of significant strategic sites across the South East totalling in excess of 5000 dwellings. He holds an MSc in International Real Estate and Planning from UCL.

 Nick is closely engaged in emerging local and national planning policy and enjoys formulating acquisition and promotion strategies to capitalise on planning opportunities in the South East region. He is passionate about the social and infrastructure benefits that well-planned strategic land development can deliver.

 Away from the office, Nick enjoys music, film and is and a keen follower of football, tennis and Formula 1.


Paul Campbell - Joint Managing Director

Paul has over 20 years of experience in contracting, consultancy and development and has been responsible for project managing significant mixed use, retail and commercial schemes.

Paul joined Richborough Estates in 2004 and during this time gained an excellent track record in identifying and negotiating strategic land, managing it successfully through the planning process and ultimately to disposal.

Paul is passionate about strategic land and believes the ever changing national and local policies present a real opportunity to those that are able to be continually responsive to its challenges. Paramount to his approach is ensuring that landowner's assets are maximised, and he strives to be pro-active and collaborative in his approach with officers of the Council and the local community.

Paul is kept busy at weekends with his three children and is a keen skier and occasional enduro motorcross rider.


Robert Mitchell - Senior Regional Manager (South Western Region)

Robert is a Chartered Town Planner and works alongside the company’s Land Directors co-ordinating information to identify and appraise strategic sites. Having graduated from Oxford Brookes University with a M.Sc. in Spatial Planning he went on to work within Birmingham City Council before joining Richborough Estates in 2010.

Since joining Richborough, Robert has been involved with several major planning applications. Robert is constantly seeking prospective sites, meeting with landowners, Councillors and Local Planning Authorities to organise and manage applications through the complexities of the planning process.

Robert is an individual who is fascinated by the planning system and enjoys challenging it. Personal interests involve several country pursuits as well as an interest in aviation.

Russell Crow - Regional Director (Central Region)

Russell is a Chartered Town Planner with over ten years’ experience.  He commenced his career with Scott Wilson (now AECOM) in 2006 before working for South Derbyshire District Council between 2008 and 2012.  In his final role before joining Richborough Estates in January 2017, Russell worked as an Associate Planner for Barton Willmore in their Solihull office. 

Russell has maintained a residential focus to his work and has worked on behalf of many national house builders including Taylor Wimpey, Redrow and Persimmon.  During his career, he has progressed a range of sites, up to complex mixed-use projects delivering in excess of 1,000 dwellings. 

Russell enjoys keeping fit through running, cycling and going to the gym and enjoys watching a variety of sports, including football and all forms of motorsport. Russell is married and has a two-year old daughter.

Steve Louth - Regional Director (North Eastern Region)

Steve is a Chartered Town Planner and joined Richborough Estates in March 2014. Steve has varied work experience having started his career as a Local Authority Planning Officer before spending 7 years as Planning Consultant at BNP Paribas Real Estate and more recently Turley Associates in Birmingham. Steve has worked for a variety of residential clients, including private landowners and housebuilders such as Miller Homes, Radleigh Group and Bellway Homes. He also benefits from having worked on numerous commercial and industrial schemes around the UK for major clients such as Centrica plc and Royal Mail Group and therefore understands the need to manage the challenges of the planning system alongside the competing needs of business. 

In his time as a planning consultant, Steve has been responsible for the preparation, management and delivery of a wide range of major planning applications. His experience also covers aspects such as undertaking planning appraisals and promotion exercises for strategic land opportunities, the negotiation of planning obligations and the co-ordination and management of public consultation exercises. Steve is motivated by the opportunity that strategic land presents and is driven to deliver successful outcomes for landowners and interested parties. 

Outside the office he enjoys being outdoors and has recently discovered canyoning and white water rafting. He also enjoys photography, playing football and relaxing in his garden.


Jon Dunman - Financial Director

After a successful career working full-time in Finance Director and Managing Director positions for a number of major businesses, Jon has spent the last 20 years in high profile employed, interim and non-executive roles.

Jon’s experience has been brought to bear in a wide spectrum of financial and general business scenarios including growth, turnarounds, change management, acquisitions and disposals.  Since 2000 Jon has represented 14 businesses which have required his invaluable and varied skill-set.  These businesses have included high profile household names such as Selfridges Group and Somerfield,  as well as a number of private equity backed businesses in software, distribution and manufacturing.  Jon has driven a number of high profile projects such as the acquisition of 140 Texaco and Jet fuel sites as part of Somerfield’s convenience store strategy, and major systems installations.

In 2016, Jon embarked on a portfolio career and now is the Chairman or Non-Executive Director of a number of businesses.

For Richborough, Jon is currently providing high level advice across a range of key business drivers and is leading a number of system implementations that will improve efficiencies and financial performance.

During weekends Jon can often be seen piloting his boat along the Solent whilst occasionally reading a motor racing magazine!


Tom Ball - Financial Controller

Tom has been a full member of the Association of Chartered Certified Accountants (ACCA) since 2015 and left the University of Birmingham in 2010 with a Bachelor of Science with Honours degree in the subject of Physics.

Since that time Tom has worked in the private sector with a top 15 accountancy firm and was responsible for delivering commercial accounts and audits.

Tom is now Financial Controller for the business and is responsible for producing statutory and management accounts, budgets, VAT returns and VAT advice amongst a range of financial matters.  Tom is currently involved in a number of system projects which are designed to allow the business to take more control of its financial affairs.

In his spare time, Tom enjoys travelling, live music, cycling and customising his cycle in his man shed!
