The appeal is allowed and outline planning permission is granted for the erection of up to 75 residential dwellings (including up to 40% affordable housing), demolition of existing farm outbuildings, introduction of structural planting and landscaping, informal public open space, surface water flood mitigation and attenuation, vehicular access point from Crofters Green and associated ancillary works (all matters to be reserved with the exception of the main site access), at land off Ripon Road, Killinghall, Harrogate, North Yorkshire HG3 2DF, in accordance with the terms of the application Ref 16/00582/OUTMAJ, dated 12 February 2016, subject to the conditions in the attached Annex. The appeal is made by Gladman Development Ltd against Harrogate Borough Council.
