The appeal is allowed and outline planning permission is granted for up to 97 residential dwellings (including up to 35% affordable housing), demolition of existing outbuildings, introduction of structural planting and landscaping,informal public open space and children’s play area, surface water flood mitigation and attenuation, vehicular access point from Hitchin Lane and New Road and associated ancillary works. All matters to be reserved with the exception of the main site accesses’ at Land off Hitchin Lane, Clifton,Bedfordshire SG17 5RS in accordance with the terms of the application, RefCB/15/02733/OUT, dated 21 July 2015, subject to the 20 conditions set out in the attached schedule. The appeal is made by Gladman Developments Ltd against Central Bedfordshire Council.
