Bewdley Road, Stourport

Richborough Estates acquired a prime 8 acre site owned by a leading automotive plastics manufacturer in 2004 with joint venture partners Barberry Group.

The site at Bewdley Road was secured via a sale and leaseback agreement with Collins & Aikman. The site consists of approximately 140,000 sq. ft. (13,005 sq. m) of purpose built industrial units and associated office buildings on a site totalling approximately 8 acres.

C & A took a leaseback for a 9 year term with a rolling break after the fifth year on the 8 acre site. This acquisition provided the owner with liquidity in exchange for the Freeholds and afforded the business time to manage the downsizing of its operation. And it provided the joint venture with a rental income as it promoted the land for a change of use to residential. The site has excellent prospects for residential use and the joint venture sold the site in 2007 to a residential developer.
