Selectus Limited, Biddulph
The Richborough team worked in partnership with the landowner to secure a change of use to residential on the sixteen acre industrial site belonging to Selectus Limited. Selectus Limited needed to relocate their ribbon manufacturing business into more suitable premises following a transfer of the mass manufacturing to China and India and asked Richborough Estates to maximise their land asset in order to realise their ambitions.
The site’s existing employment use and part greenfield make-up made for a potentially controversial planning application. The sites ecology and environmental characteristics and the size of development, meant that a full Environmental Impact Assessment had to be undertaken and involved sensitive negotiation with various stakeholders. However, through careful Public Consultation, robust proposals and relationship building with Staffordshire Moorlands District Council, the team were successful in gaining consent for 200 residential units.
The planning consent and Section 106 was secured in just 16 weeks from registration, and within eight months of securing the site. The team is delighted that they were able to assist Selectus to achieve their objectives.
A major house builder completed on this land just months after we secured planning permission.
