Eastern Division

The year end was extremely busy time for exchanges and completions which included the sale of a six acre site in the village of Frisby on the Wreake, near Melton Mowbray in rural Leicestershire to housebuilder, Bellway Homes.

Steve Louth led the sale of this the 6.7 acre (2.7 hectare) site, which sits on the eastern edge of the village, from a private landowner via Trevor Wells of Wells McFarlane in Lutterworth.

The development will help to fulfil Melton Borough Council’s requirement for new homes in Frisby on the Wreake and will contribute to the requirement for 6,125 new homes needed in the wider Borough by 2036.

The village of Frisby on the Wreake is 3.5 miles from Melton Mowbray and 13 miles from Leicester.

We were also delighted to sell our 43 acre site in Ludlow just off Foldgate Lane to Crest Nicholson following  an appeal being allowed in November 2016.  The site abuts the southern edge of the market town and was masterplanned for 137 new homes with 25% affordable housing with 64% of the site given over to open green spaces including an orchard and a play area.

Mark Birks of GVA in Birmingham, represented the landowners and worked alongside Richborough Estates with the sale of the land.

Finally, the team recently completed the sale of a 14 acre residential development site in Aylesbury, Buckinghamshire once again to Crest Nicholson. We secured planning consent in November 2017 for up to 125 new family homes, including 30% affordable housing and the provision of public open space and a children’s play area.Accessed from Lower Road and adjacent to Stoke Mandeville Hospital, the site is just over a mile from Aylesbury town centre and is located in close proximity to a range of useful amenities.

The site forms part of the draft strategic housing allocation set out to the south of Aylesbury town in Aylesbury Vale District Council’s Local Plan, and will help the District Council meet their local housing targets. Aylesbury Vale has the need to build a minimum of 27,000 new homes between now and 2033.

Strutt & Parker’s National Development & Planning Team based in Oxford, represented the landowners and handled the sale of the land to Crest Nicholson.

The team also have applications in and running at Kenilworth, Warton and Nuneaton and are preparing an outline planning application for a site in Raglan, Monmouth that will be submitted this Spring.
